Our Story
Started in 2005
Praedium Homes is the new residential real estate division of Praedium Real Estate, a brokerage founded in 2005 which has focused on both the commercial and residential real estate market. Praedium Real Estate has been engaged in every aspect of real estate from investment sales, 1031 exchanges, home flips, commercial leasing in every category, development acquisitions and consulting, to helping friends and family buy their first home. The founder, Jonathan Lien, earned the prestigious CCIM designation demonstrating excellence in financial analysis of commercial real estate. He also completed the required portfolio of completed real estate transactions. Praedium Real Estate has established itself as a hard working and creative Boutique firm in the East Bay representing a diverse group of clients and transactions ranging all over northern California.

Our vision is to provide a stress free and smooth experience to buying or selling real estate. We want our customers to feel like they are family and be their trusted partner during the entire process.

Jonathan Lien
President / Broker
Jonathan Lien is a certified CCIM with 13 years of diverse real estate experience. He has completed assignments in Investment Sales, Acquisitions, Development, Owner User buildings, Tenant representation and Landlord leasing across the western states. He has assisted clients in their real estate portfolio and business decisions.
He is a graduate of Cal Poly SLO and holds a Masters Degree in History from San Diego State. While in San Diego he got excited about real estate as a career and formed Praedium Real Estate in 2005.
He loves spending time with his family in the outdoors hiking and camping, coaching soccer, and traveling.
Active memberships in CCIM, NAR, CAR, CCAR.
Volunteer coach at Mt. Diablo Soccer, Upward Basketball, and Continental Little league. Member of the Walnut Creek Racket Club.
Scott Benway

Scott Benway is a knowledgeable real estate professional that seeks to create a quality experience tailored to each client. Real estate has always been a passion for Scott since he researched a move from San Francisco to the East Bay in 2001. He brings to each assignment his dedication, quality service, and extensive experience in the financial industry, entrepreneurship, and the local community.
He attended Westmont College in Santa Barbara where he earned a BA in Economics and Business. He started his career in San Francisco where he worked in the fast paced Wealth Management Group for Montgomery Securities and Bank of America.
In his spare time Scott enjoys coaching his kids sports teams, barbecuing with friends, and walking his dogs throughout the Lime Ridge open space.
Working as part of the team at Praedium Real Estate, Scott looks forward to helping clients accomplish their real estate goals.

Hello, thanks for checking out my bio to make sure I really exist! I first developed an interest in real estate after obtaining a salesperson’s license in college and using the proceeds from a tax sale to pay tuition. Since then, my career has been focused on customer service, sales, marketing, fundraising and negotiating business contracts in the areas of sports marketing and alumni relations at Cal, before transitioning to real estate.
In my spare time, I enjoy watching my two girls play sports and serve as a Board member as well as Marketing/Fundraising chair for their school. I also enjoy playing tennis and golf as well as talking real estate, which is often a discussion topic at the dinner table with my wife working in commercial real estate.
I attended Florida State University and have a BS in Business as well as a MS in Sports Management.

With over a decade of experience providing creative visual solutions for a wide range of businesses, Jeff Streed is dedicated to executing high-quality work with the vision and confidence of a seasoned veteran in the field of graphic design. Jeff has a passion for doing original, creative work with strong design standards, attention to every detail and connecting with his audience in a meaningful way.
He received a BFA in Graphic Design and Fine Art from Cal State Fullerton in Southern California and continues to develop his skills and services as a high-end graphic designer.
Since working with Jonathan to create the Praedium Real Estate logo in 2005, Jeff has focussed his professional experience working for an advertising agency specializing in online marketing, a personal brand consultant, and running his own web design and SEO business, Brand The Web, with business partners.
He’s enthusiastic to be a part of the next chapter at Praedium and being a member of a successful team.
Jeff spends his time with his family enjoying their community of Echo Park and the surrounding natural areas and parks. He supports his local Major League Soccer team Los Angeles Football Club.

Praedium represented the buyer in the acquisition and assemblage of this 6,100 square foot building and off-market adjacent lot in downtown Concord.
Leased 2,400 +/- SF Retail Walnut Creek
September 2018 -Walnut Creek, Ca
Praedium represented the landlord in leasing a high identity retail location on N. Main street with over 26,000 cars per day driving by.
